Developer wants to replace 'distressed' garage on East 2nd St. in South Boston with a five-story condo building

Kems Corp. of Lynnfield has filed plans with the BPDA to replace a trolleybus and auto-repair garage at 515-519 East 2nd St. in South Boston with a $10-million, 30-unit condo building - with 35 parking spaces.

In a filing with the BPDA today, Kems, which is already building an 18-unit condo building at 545 East 2nd, Kems says its proposal would "revitalize the ProjectSite with a new multi‐family home ownership development that better conforms to the character and needs of the surrounding community." All the units would have "open concept living space."

Four of the units would be sold as affordable. Twelve of the units would be one-bedroom units, twelve more would have two bedrooms and six would have three bedrooms. Units on the top floor would have individual roof decks.

In addition to the BPDA, the Zoning Board of Appeal would also have to approve the project.
